AND OFFICE DESIGN

We sit down with the client to get an understanding of his aesthetic and practical needs: how many employees he needs to accommodate, what desk and cubicle types he uses, and what meeting rooms and other spaces he would like.

 

We begin by creating an office design with floor plans that show how the office will be built. Three- dimensional renders, visualizations and materials swatches vividly and honestly show how the office will look and feel.

 

These designs are modified based on client input. When our client is satisfied, he signs off on each render and each material sample—an assurance that we will deliver precisely what we have designed.

ENGINEERING AND COSTINGS

TURNOVER

We walk the client through his voice and data networking, electrical power, and other technical needs. We create a set of engineering plans and a comprehensive bill of materials that accounts for every chair, wall, and data connection that we will be including in the office buildout.

PERMIT ACQUISITION

We apply for and acquire all building and occupancy permits on behalf of the client. We work with the Philippine Export Zone Authority (PEZA) and the municipal authorities.

We complete the server rooms before the rest of the site so the client can begin his IT setup. We terminate structured cabling onto racks, making them ready for the client to patch in his servers and other equipment, and for his telecom providers to run their lines into.

 

When the entire office is ready, we energize the air conditioning and security systems, test and commission everything and formally turn over the site to the client. We train the client’s employees on how to operate the office and give him the compiled manuals and warranties of all office systems.

CONSTRUCTION

In most single-floor facilities with standard building access restrictions, the actual build takes anywhere from 30 to 40 days.

 

We transpose our floor plans onto the actual building floor and the work begins: steel studs go up to frame the walls, and sheetrock gets hung. Electrical conduits, air conditioning ducts, pipes, and ceilings are installed, followed by painting, light and carpet installation, and the placement of furniture.

WARRANTIES AND POST TURNOVER SERVICES

We provide a one-year warranty period on the entire office to assure that everything works properly. We also pass on other longer warranties on the individual items supplied. We offer service contracts and are on call for any room and furniture reconfiguration, warranty, or repair work that may be needed.
